Our Building Standards

Site Preparation  
  • Tree clearing will be at least 30 Ft around the perimeter of the home, tall trees posing a storm hazard will also be removed outside the 30 ft band.
  • Tree logs will be disposed of or wood chipped on location. (we don't bury debris on your site)
  • Location of driveway and septic will be made clear of trees and rocks.
  • Foundation excavating, fill and grade with existing material.
  • Every home will include 100ft of curb appealing designed driveway constructed with shale and 2B stone double application.
  • A walkway will be provided when needed matching your driveway.

 

Foundation  
  • Footings will be 10”x20” poured concrete with a minimum 3500 PSI concrete mix, and rebar reinforced.
  • Standard 10” wide walls foundation 12” for 2 or more floors homes, if needed (determined by Sq footage) of solid poured concrete with crisscrossed rebars 9ft ceiling basement.
  • All foundation walls below grade will be tar sealed.(excpt SuperiorWalls which are factory pre- sealed) .
  • 4” perforated plastic perimeter drain will be installed around the entire foundation according to codes.
  • Basement floor will be 4” poured concrete over crushed stone and wire mesh with expansion joints as needed to minimize hairline cracking.
  • Fastener bolts will be set in concrete every 6’ in the top course of the foundation wall and secured to the frame of the house walls.
  • Non-rust steel sheet seal will be installed under a treated 2x6 sill plate and secured between the poured walls and sill to prevent termite migration.
  • Windows (minimum 2 ea.) and doors as per plan.
  • Supporting beams under 1st floor will be steel "I" beams with 4" steel supporting columns.  
 
Plumbing  
  • AquaPex™ water supply lines.
  • 1" main copper piping to distribution manifold for consistent pressure.
  • Master manifold in basement with individual shut off valve for every line.
  • Toilets and sinks will also have individual shut off valves.
  • Schedule 40 3” PVC waste lines trapped and vented.
  • 80 gallon electric quick recovery hot water tank.

 

 
Framing & Exterior  
  •  Lumber will be first quality  kiln dried and of construction grade SPF (pressure treated where needed).
  •  Exterior walls on house will be 2x6 construction, 16”on center. with 7/16” Plywood sheathing.
  •  Interior walls will be 2x4 construction, 16”on center.
  •  Girders, floor joists and roof rafters will be sized and spaced always to exceed minimum span conditions.
  •  Metal bridging will be used to join floor joists.
  •  "Silent Floors" will consist of Advantech ¾”  tongue and groove Plywood, glued, nailed and screwed.
  • 1/2" Wonderboard installed under all tiled floor areas.
  • All entry/ exterior doors will be Insulated ThermaTru steel with choice of finish Kwikset locksets.
  • Windows are first quality vinyl double hung Low E  and full screens, tilt in windows for easy cleaning.
  • Roofs will be constructed with 1/2” Plywood, CertainTeed Landmark™ 30 year warranty architectural shingles with choice of colors  with starter row of ice shield protection. (or Clay tiles instead if applicable)
  • Rafters to be 2”x8” (2"x10" for clay tile roofing)@ 16” on center, minimum and up to code specs.
  • Exterior walls sheathing to be 1/2” Plywood.
  • All cathedral ceilings or attics will be properly vented.
  • Tyvek™ or equivalent House wrap all around.
  • Homes will have Double 4” or Dutch Lap style Brentwood (ALCOA) vinyl siding Any color.
  • Aluminum fascia and aluminum soffits. Any color.
  • Sill sealer and treated 2”x6” sill plate with anchor straps 8’ on center will be provided.
  • Floor joists will be 2”x10” or engineered @ 16” on center minimum or sized to meet load bearing requirements according to choice of flooring..
  • Gutters & Leaders strategically positioned to discharge away from foundation.
  • 2 (minimum) ext.  frost proof hose bibs
  • Optional Stucco, Dryvit, Cultured Stone or brick front choice of colors, available or according to purchase order.
  • All our homes have been and are always built in accordance with the International Residential Building Code (IRC).

 

 
Interior Finish  
  • Walls and ceilings to be ½” drywall, glued, screwed, spackled.
  • "Green" Moisture Resistant sheetrock in all bathrooms or indoor pool/SPA areas.    
  • Paint will be sprayed, 2 coats neutral color.
  • wall-to-wall carpeting on heavy duty padding and ceramic flooring for foyer, kitchen and bath areas.
  • Painted or stained 6-panel colonist  or birch interior doors.
  • Vast choice of Interior door knobs, several finishes and styles.
  • Gas or wood fireplace with stone faced surrounds.
  • Mitered mouldings around all doors and windows painted or stained.
  • Matching 5¼" baseboard mouldings.  
  • prime quality wood window sills, painted or stained  
  • All closets have shelves, fir poles, or both.
  • Large closets have shelves, poles with bi-fold doors or slider doors.
  • Walk in closets will have proper lighting electric outlets and climate control
  • Garages are finished with insulation sheetrocked and painted – standard.

 

 
Kitchen  
  • Custom kitchen cabinets many choices.
  • Laminate countertops in kitchen. Corian or granite optional
  • Stainless steel sink, single or double bowl with sprayer.
  • Choice of Delta or Moen faucets.
  • Center Island with mini sink.
  • Choice of Ceramic or wood flooring.

 

 
Bathrooms  
  • Choice of Delta or Moen plumbing fixtures, single handle, choice of finishes.
  • SIX foot fiberglass tub/shower combo, or 6’ shower unit w/seat, choice of colors. Custom built showers also available.
  • Ceramic commodes, Various brands choice of colors.
  • Jetted tub with associated framing and bidet, Standard in master bath.
  • Vanities per plans with cultured marble sink top.
  • Wall mirrors and lighting.
  • Ceramic tile flooring.
  • Heavy duty, quiet extractor fan/light combo ducted to the exterior for proper ventilation in all bathrooms.

 

 
Electrical  
  • All electrical will be in compliance with the National Electric Code.
  • Independent underwriter’s electrical inspection included.
  • 200 to 400amp 110/220V service, 1x40 or 2x40 Breaker electrical panels. depending on square footage.
  • 14/2 romex wire to be the minimum.
  • G.F.I. receptacles - several per bath and kitchen, (4 each) exterior.
  • Electrical outlets (2 each) in every wall, minimum according to dimensions.
  • Lighted switches at entry panel.
  • Extensive recessed lighting or Ceiling mounted fixture in every room.
  • Prewired cable and phones line outlets - (at least 5 each) located as per customer choice.
  • Smoke detectors in every Bedroom and other specific areas and 3 combo Smoke/Co2 det. to be hot-wired with battery backup for power outage protection.
  • Dual exterior Lantern lights at every entry door.
  • Pre-wiring for future electric garage door opener.
  • Exterior Motion Detecting lights over garage doors.
  • Optional SmartWiring for Multimedia and Intercom available.
  • Also optional emergency back up generator inst available.

 

 
Climate Control  

 

 
Insulation  
  • All insulating always to exceed current standards for climate comfort and noise suppression.
  • Insulation consisting of R38 in the ceiling areas, R21 in the 2”x6” exterior walls, R19 in basement ceilings and attic, R13 in Multimedia room walls and ceilings.

 

 
 
These features are only applicable to our luxury gold , diamond packages and exotic models, our standard silver package models features and details are included in  your plan and purchase order and will be built accordingly.
Due to market variables some items may not be readily available at time of construction at which event Exclusive Builders reserves the right to substitute the material with one of similar or higher quality.
